Annual Boiler Service
A yearly service keeps your boiler safe, efficient, and your warranty valid: here's exactly what's included, and why it isn't optional if you're a landlord.
Why it matters
Safety, efficiency, and your warranty
Gas and oil appliances need regular servicing for three reasons: your safety, running efficiently, and because most manufacturers make it a condition of the warranty. It's also a legal requirement if you're a landlord. See our landlord gas safety certificates page for what that involves.
What we service
- Gas boilers: combi, system, conventional, back boilers and condensing boilers
- Oil boilers: pressure jet boilers, all major makes
- Gas fires: decorative, radiant and convector
- Water heaters: single and multi-point
- Cookers: hobs, free-standing and built-in
What a full service covers, step by step
- Visual inspection of the appliance, flue and surrounding area for signs of a fault
- Checking the burner and flame picture: a healthy blue flame, not yellow or irregular
- Testing the gas or oil supply pressure against the manufacturer's specification
- Checking the flue and ventilation are clear and drawing correctly
- Testing safety devices: flame failure, pilot mechanism and lockout function
- Checking system pressure and, where relevant, the expansion vessel
- A general condition check of casings, seals and pipework
- Issuing your service record and, where applicable, your safety certificate
Pricing
A single boiler service is priced as a fixed call-out, and we'll confirm the exact figure when you book. That fixed price covers the standard service. If we find a fault during the visit, a seal needs replacing, or the job needs a specific manufacturer kit, that's quoted separately as an extra charge before we carry out any further work. It's often cheaper to combine a service with your annual landlord safety certificate if you need both.
